THE ORIGIN STORY

Dan Houghton, Steve Dugger, and Jeff Dugger founded Buildertrend in Omaha, Nebraska in 2006. The Dugger brothers had a construction background and understood the pain firsthand: home builders and remodelers were managing complex, multi-month projects through spreadsheets, email chains, and yellow legal pads.

Communication with subcontractors was chaotic. Client updates were a phone call away and often wrong.

Change orders got lost. The team built a cloud-based project management platform specifically for residential construction — one that could handle scheduling, subcontractor communication, client approvals, financial tracking, and document storage.

They sold it directly to builders and grew through word of mouth and trade show relationships, without a dollar of venture capital for 15 years.

WHAT THEY ACTUALLY DO

Buildertrend is a subscription SaaS business for the construction industry. Home builders, remodelers, and specialty contractors pay monthly or annual fees based on the number of users and the feature tier they need.

The platform handles the entire project lifecycle: pre-sale proposals, scheduling, subcontractor management, client communication, job costing, and invoicing. There is also a built-in payment processing feature.

Because construction projects often involve multiple parties — general contractors, subs, clients, suppliers — Buildertrend earns recurring revenue from the whole network of people touching a single project.

THE PRODUCTS

The core platform covers the full project lifecycle for residential construction: scheduling and Gantt charts, change order management, client communication portals where homeowners can see real-time project updates, subcontractor management, financial tools including budget tracking and job costing, document storage, and lead management for pre-sale activity. The client portal is a major differentiator — it gives homeowners a live window into their project and reduces the "how is my house going" phone calls that consume builder time.

The mobile app handles field updates and daily logs. The 2022 acquisition of CoConstruct added a particularly deep client selection and allowance management tool for custom home builds.

HOW THEY GREW

The patient game was the strategy. Buildertrend did not try to eat the whole construction market at once.

They focused on home builders and residential remodelers — a specific, large segment that was genuinely underserved. They grew through trade associations, construction industry conferences, and direct sales to builders who saw the software work for their competitors and wanted it themselves.

When they finally took institutional capital in 2021, it was to accelerate a business that was already working. The 2022 acquisition of CoConstruct brought in a complementary customer base — custom home builders and upscale remodelers — without head-on competition.

THE HARD PART

Procore is the giant in the room. It is publicly traded, focused on larger commercial construction, and has raised over $1.5 billion.

Procore and Buildertrend serve different segments — commercial versus residential — but as both platforms expand features and move into adjacent markets, the overlap grows. The deeper challenge is that construction is notoriously slow to adopt technology.

Every customer won requires hand-holding, training, and overcoming genuine skepticism from people who have been doing things the same way for decades. The sales cycle is long and the churn risk is high if the implementation goes badly.
